Project description

The applicant is proposing to redevelop the existing single-family residential neighborhood at the southeast corner of the I-394/Hopkins Crossroads intersection. The phased project would include construction of two office buildings, of 3.5 and 5 stories respectively, and associated surface and structured parking. The proposal requires the following:

  1. Preliminary plat to combine the existing residential property and divide into two, large office properties;
  2. Rezoning from R–1, low–density residential, to PUD, planned unit development;
  3. Master development plan review; and
  4. Final site and building plan review, with the following variances:
    • Building height variance from three stories to five stories and from three stories to 3.5 stories;
    • Building setback variance from the property line adjacent to the frontage road from 75 feet to 63 feet;
    • Parking structure setback variance from 50 feet to 20 feet; and
    • Drive aisle setback variance from 20 feet to 4.5 feet.

New (April 20, 2009): OPUS Northwest, LLC is proposing a sign plan package for monument and wall signs within the Crest Ridge Corporate Center located at 10955 and 11055 Wayzata Blvd.

Update: April 20, 2009

OPUS Northwest, LLC is proposing a sign plan package for monument and wall signs within the Crest Ridge Corporate Center located at 10955 and 11055 Wayzata Blvd.


Update: March 23, 2009

Exterior work is complete. Internal finishing has started.


Update: November 19, 2008

The exterior building is being enclosed with glass while interior framework is also starting. Retaining walls are being installed. Paving for the road system to the complex has started.


Update: October 21, 2008

Street improvements on CSAH 73 and I-394 South Frontage Road in conjunction with the Crest Ridge Corporate Center are in progress. Storm sewer construction, pavement milling, curb and gutter removal, street reconstruction, and temporary and permanent traffic signal setup continue. Small utility crews are onsite to relocate lines. The street improvements should be substantially complete by the end of November. Remaining items will continue in the spring. Parking ramp and building construction continue onsite.


Update: July 24, 2008

On Friday, July 25, trees will be removed along the south property line to make way for the storm sewer installation that will follow shortly.

Also, excavation continues for the stormwater pond on the southeast corner of the property.


Update: July 17, 2008

Concrete building footings are currently being poured. Wall structural systems will be erected soon. Roadway work will likely commence in late August–early September.
